Closing Timeline

Buying a home is one of the biggest investments a person or couple makes. Having a Settlement Officer like Pete on your side to walk you through the process from start to finish is essential. 

In my experience, having someone to call directly with questions at the title company ensures the deal runs smoothly. That's where Pete comes in!

1 \ Ratify Contract & Deliver Deposit (EMD)
  • We offer 3 ways to deliver your deposit:

  • Drop off a check at the office; 

  • Wire Funds; 

  • Deposit using ZOCCAM App from Home.

2 \ Request for Information
  • You will receive an invite to set up a Qualia account via email;

  • Complete documents, provide information, & e-sign required documents right from within the platform,

3 \ Processing and Title Review
  • Time for your title company & lender to work together so we can give them a clear title report and calculate the final closing figures; 

  • The history of property ownership is reviewed by our attorneys to give you insurance on your new ownership. 

4 \ Closing Week
  • Time to ask your last minute questions! Closing is approaching. 

  • Review your Closing Disclosure (CD) which comes from your lender; 

  • Deliver your cash to close finds to us, the title company, it is best to wire these funds; 

  • 2-3 days prior to closing is when your cash to close funds amount will be available. 

5 \ Closing Day
  • Make sure your funds have been delivered to us; 

  • Bring a government issued Photo ID (Driver's License, Passport, Military ID, etc.) with you to closing; 

  • Sign your documents & get your keys!
